We also appreciate that today's market is squeezing your margins and as such managing your own portfolio is the best way for you to continue. For both reasons
have designed a range of services to meet the needs of Landlords, Property Investors and even Home Howners. Our range of services can be used individually or as a pack so you only pay for what you require.
We have developed a number of specific services that will supplement your property requirements.

Property Advertising
The
Property Advertising Service will advertise your property on Rightmove , PropertyFinder, Virgin Media, MSN, Yahoo, Sky, AOL, Tiscali, Times Online, Orange, Channel 4, UpMyStreet, Kelkoo, UKNetGuide, MyVillage and Home. We will inform you on any potential tenants by email . You can even add a board to your order so that you get local and national coverage. Let us do the work and you sit back.
What we offer
- We will advertise your property on 17 of top websites with up to 4 photographs and include any floor plans.
- Upload your full description of the property including unique features.
- Advertise your property with us for up to 3 months at a time.
- Provide you with a monthly break down report (if requested).
- Will inform you via email of any potential tenants.
95% of our advertised property's let within 1 month at a fraction of the price of local press.
In order for us to provide a high level of service and enable you to tenant your property quickly we would expect you, the Landlord to contact all potential tenants within 24 hours of receiving details from us.
Please note that you cannot have a 'To let' board without web advertising.
Energy Performance Certificate(EPC)
From 1st October 2008 you will require an Energy Performance Certificate whether you are letting the property for the first time or re-letting it to another tenant. This is a legal requirement and if not completed can cost you £2000 in fines.
We want to make sure your protected thats why we can offer a report within days of ordering. Simply complete the form and we will do the rest. One of our agents will be in contact shortly.
Tenancy Agreements
Tenancy Agreements can be a minefield and if not completed correctly can cause repocussions in the future. If you want peace of mind simply let us complete the tenancy agreement on your behalf. We have a choice of two agreements to choose from both of which we will discuss with you before completing the agreement on your behalf. We will send two copies in the post once completed.
High Definition Video Inventory
Forget paperwork and have your inventory done by video with voiceover notes. This is by far the best way to record your property condition and is completley legal and accepted in court if required. You will receive your inventory on 2 DVD's one of which you can pass to your tenant. Don't they say; "The camera never lies!"

Section 8 or Section 21
If you require this service then something sadly has gone wrong.....but it's important that you move quickly otherwise that nice little nest-egg could prove costly.
